Aligned’s July 1, 2024 Maryland air-permit application identifies IAD04 at 5601 Manor Woods Road and proposes 168 emergency generators rated 3 MW plus four rated 1 MW. The current operator page describes a 75-acre Frederick campus at that address.

Rowan’s portfolio states Bauxite I reached substantial completion in 2025. Its January 2025 release announced$975 M construction financing, not a$1.2 B campus price. DCD reports 300 MW and four single-story buildings; the old 150 MW and future 2026 opening are unsupported.

Aligned Data Centers broke ground in February 2025 on IAD-04, a 72 MW first building of its planned 264 MW, four-building campus at Quantum Frederick Park in Frederick County, Maryland; no campus cost is published.

Aligned Data Centers topped out IAD-06 in March 2026, a two-story 450,000 sq ft data center at Quantum Frederick park in Frederick County, Maryland: 72 MW per Turner Construction and DCD, 82.8 MW facility power in Cleanview; no cost has been published.

MDE distinguishes Bauxite I,II and III at Quantum Frederick. Rowan’s portfolio describes their combined scope with conflicting 600/630 MW figures; these do not verify 132 MW for Bauxite II. Reported$1.24 B construction financing is not a published$1.1 B project cost.
