Jamsil Sports and MICE Park Completes With a 30,000-Seat Dome · Chronopin

The Seoul Metropolitan Government announced a negotiated public-private partnership agreement to transform the area around the Jamsil Sports Complex in Songpa-gu into a sports and cultural landmark by 2032^[1]
The preferred bidder is Seoul Smart MICE Park (a tentative name) led by Hanwha E&C, reached after four years and approximately 160 negotiation sessions described as "a balanced and feasible negotiation agreement"^[1]
Total project cost is KRW 2.7 trillion at 2016 prices, about KRW 3.3 trillion in 2025 value, with construction scheduled to begin in the year of the announcement^[1]
The complex spans approximately 350,000 square meters and is billed as "Korea's first and largest privately financed mixed-use complex development project"^[1]
Its centrepiece is a 30,000-seat dome baseball stadium, the largest in Korea, with skyboxes, premium seating, a four-star hotel whose rooms look directly onto games and stadium-view cafés, able to host professional sport, K-pop concerts, global tours and e-sports year-round^[1]
An 11,000-seat sports complex will host international basketball as home arena for the SK and Samsung professional teams, with concerts and esports in the off-season^[1]
The MICE component is Seoul's largest exhibition space at 89,000 square meters plus 19,000 square meters of convention facilities - about 2.5 times the size of COEX - with a connected five-star hotel, completing Seoul's three major MICE hubs alongside Seoul MICE Plaza and the Seoul Station northern district development due in 2029^[1]
Accommodation totals 841 guest rooms: a 288-room five-star hotel joined to the exhibition and convention centre, a 306-room four-star business hotel linked to the dome, and a 247-room four-star residence hotel integrated with offices for workation stays, alongside 110,000 square meters of commercial space and a 31-story office complex of about 200,000 square meters^[1]
Ground level is given over to pedestrians with vehicle traffic sent underground, and a pedestrian corridor will connect COEX, the Tancheon stream, the complex and the Hangang River, with observation decks, a skywalk at the sports complex and waterfront fountains^[1]
Environmental features include Korea's largest water thermal energy system at 16,000 RT drawing on Hangang River water, building-integrated solar, and a vertiport for urban air mobility expected to put Gimpo Airport about 15 minutes from Jamsil^[1]
The private sector finances the entire construction cost with no government subsidy for construction or operation, sharing a portion of revenue including reclaimed profits and excess earnings with the city through a dedicated fund reinvested across Seoul^[1]
This is the first groundbreaking 20 years after the project was first proposed in 2007 under the "Jamsil Waterfront Development Plan" within the Hangang Renaissance program, with momentum returning after the preferred bidder was selected in December 2021^[1]
The city projects approximately KRW 595 trillion in economic ripple effects and about 2.42 million jobs; remaining steps are PIMAC review, administrative notices and deliberation by the Private Investment Project Committee, with project financing to be secured on signing the implementation agreement^[1]
