NorthPoint Development proposes Project Hazelnut, a 15-building data center campus on a former strip mine of about 1,280 acres near the Humboldt Industrial Park in Hazle Township. Township supervisors unanimously rejected the land development application on 14 November 2025, a county judge rebuked NorthPoint's appeal, and the developer has appealed to Commonwealth Court while pursuing state DEP permits. Hazle Township paused new data center applications for six months on 8 June 2026. NorthPoint promises a $165 million community benefits package, more than 900 permanent jobs and wastewater-only cooling if the project is approved.

Chicago-based LBT Investment Group LLC has submitted a data center proposal in Sugarloaf Township, amid another unrelated proposal for a 12-mile PPL transmission line that has drawn public criticism. Sugarloaf Township previously denied LBT’s request, prompting the company to pursue legal action and negotiations with township officials, which ultimately led to proposed amendment to the township's zoning ordinance. The township counsel indicated that zoning law requires municipalities to allow and regulate all types of land uses, even those that are unpopular.

Brewster Land Co. of Dorrance LLC wants to build a six-building data center on a 155-acre highway-business parcel at South Main and Yeager Roads in Dorrance Township, Luzerne County, but has filed no development application. It challenged the township zoning ordinance as exclusionary in August 2025; the Zoning Hearing Board unanimously denied the challenge on May 6, 2026, and the company appealed to Luzerne County court (reported Aug. 31, 2026). No power load, cost or schedule is published.

4-3 Consulting is pursuing a second, larger land deal in Salem Township through a new entity called 4-3 Glennbrook Group. The firm is working with approximately 194 landowners who own a combined 4,000+ acres located to the west of the original QTS parcel, north of Salem Township Boulevard (U.S. Route 11) and west of Stone Church Road. \n The potential payout to landowners is estimated at $1.2 billion, which is more than double the $580 million secured in 4-3's QTS deal. The project would require an estimated 3.5 to 4 gigawatts of electricity, necessitating construction of a new power generation plant and enhanced infrastructure, to be built at the developer's expense. According to the Times Leader, at least 80% of the total 4,000 acres will remain green space, and 39 buildings are anticipated, although this is subject to change. \n A public hearing regarding the application is expected sometime in July or August.

A 15-building data center campus with three gas generation facilities is proposed on about 1,386 acres of former mine land in Newport Township, Luzerne County. Township-issued zoning permits dated 10 August 2026 became public in September; developer Fit Energy announced the project on 6 October and plans on-site natural gas fuel cells. Hundreds of residents oppose it and three residents filed a Sunshine Act lawsuit, while the land sale and land development approval are still pending. The reported cost is $35 billion for the full complex.

Amazon Web Services (AWS) acquired the Cumulus data center campus directly adjacent to Talen Energy’s 2.5 GW Susquehanna Steam Electric Station nuclear plant in Luzerne County, Pennsylvania, scaling up to 960 MW of carbon-free AI and cloud compute capacity as part of AWS’s $20 billion Pennsylvania investment.
