Imperial Land Corp. is developing the Fort Cherry Development District, an 875-acre multi-tenant industrial and office park, with initial phases encompassing 2.3 million square feet of industrial, flex, and office space. The district makes direct use of the Southern Beltway (PA-576), providing quick access to Pittsburgh International Airport, the Shell Cracker Plant in Beaver County, and Interstate 79. As part of the district, a data center project announced in spring 2025 would be powered by a natural gas plant built and operated by Liberty Energy Inc., with fracked gas supplied by Range Resources Corp. Power would be delivered in 25 MW blocks up to a total capacity of 1 GW, with the overall data center footprint scaled to the number of clients at the site. The project secured financial backing via Pennsylvania PA SITES program in October 2025.
